1. Minor Repairs & Maintenance “Tenant shall bear the cost of minor repairs and maintenance up to RM200 per item. Repairs above this amount shall be borne by the Landlord, except where damage is due to Tenant’s negligence.” 2. Handover Condition / Cleaning “Premises shall be handed over in clean and tenantable condition. Upon termination, Tenant shall return the premises in similar clean condition, failing which cleaning charges may be deducted from the deposit.” 3. Air-Conditioning Service “Tenant shall service all air-conditioning units at least once every four (4) months and provide receipts upon request.” 4. Prohibited Activities “Tenant shall not engage in any illegal activities, sublet the premises, or use the property for business purposes without prior written consent from the Landlord.” 5. Pets (if allowed or prohibited) “No pets shall be kept in the premises without the prior written consent of the Landlord and Joint Management Body (JMB).” 6. Noise & Nuisance “Tenant shall not create or allow any nuisance or noise that may disturb neighbors, and shall comply with all building by-laws and house rules.” 7. Furniture & Fixtures “Tenant shall not remove or alter any furniture, fittings, or fixtures belonging to the Landlord without written consent.” 8. Access for Maintenance/Inspection “Landlord or appointed agents shall be allowed reasonable access to the premises with at least 24 hours’ notice for maintenance, inspection, or repairs.” 9. Alteration or Installation “No structural changes, painting, or installation of major appliances (e.g., washing machine, wall-mounted TV) shall be done without written approval from the Landlord.” 10. Return of Keys “All original keys, access cards, remote controls and other devices must be returned upon termination. Failure to do so will result in charges deducted from the deposit.”
